United 24 service station planned for Ottoway

Western suburbs residents are spoiled for choice when it comes to service stations, especially along Grand Junction Rd – and the busy strip is set to gain another one.

Plans have been lodged with Plan SA, by the Lofty Property Group to build a new United 24 service station at 207 Grand Junction Rd, Ottoway.

The site, on the corner of Eastern Pde, had most recently been used by ABS as a car, truck and trailer centre that vehicle servicing.

The proposed new development includes six fuel pumps, four adjacent to Grand Junction Rd and two adjacent to Eastern Parade; along with a convenience shop with a floor area of 300sq m and 12 carparking spaces, included a disabled spot.

Two freestanding advertisements are proposed as part of the development, one on the Grand Junction Rd frontage and a smaller freestanding advertisement on Eastern Parade.

Vehicle access to the site will be provided by four crossovers, two on the Grand Junction Road boundary and two on the Eastern Parade boundary.

All of the vehicle access points have been designed to facilitate one-way traffic movements – in only and out only.

The retail fuel outlet is proposed to operate 24 hours a day, seven days a week.

A report from planners Future Urban said the proposed development was deserving of planning consent.

”The proposed development is considered to improve the overall amenity of the site and its locality, and to enhance the appearance of the streetscape,” the report said.

Appropriate acoustic treatments and management practices will be undertaken for the proposed development to minimise impacts on the adjoining residential properties.”

Submissions on the development can be made until September 9.
