The former offices and workshops of the Lancini group in Townsville have been levelled ahead of the site’s development for the city’s next convenience outlet and petrol station.
It is one of several properties in the city where the excavators have moved in to develop the next wave of construction, while something of a boom is occurring in petrol station development and investment. Lancini Property and Development spokeswoman Anne-Maree Butler said a development application for the Garbutt site had been approved by Townsville City Council.
“Further details regarding the future development plans for this site can be provided as this project progresses and more information becomes available,” Ms Butler said.
The development application proposed building drive-through food and drink outlets, a shop, petrol station and showroom.
The 7566 sqm property is on the corner of Dalrymple Road and Woolcock Street, two of Townsville’s busiest roads. In the plans, bowsers were to be centred on the block between a shop and petrol station with a food and drink outlet on the eastern portion of the site and a showroom in the northwestern corner.
A 24-hour convenience store is part of the plans for two fast food outlets, both with drive-throughs. Some 63 carparks were planned for the site. The Lancini group relocated to offices it developed at City Point in Sturt Street in 2018.
National fuel retailer Liberty has been developing four new petrol stations in Townsville delivering lower prices at its recently opened flagship Charters Towers Road site.
Colliers International associate director Neville Smith, who negotiated the sales of Liberty’s Townsville sites, has said service stations are making a comeback after dropping away in the 1980s when it was perceived the city was over-serviced and margins were very thin.
Meanwhile, BP Australia’s petrol station and truck stop in Lakeside Drive, Idalia, was part of an $840m deal in which BP sold a 49 per cent stake in 225 petrol stations in Australia to listed fund manager Charter Hall.
