Ampol, formerly operating as Caltex Australia, is placing a portfolio of 13 development properties on the market after conducting a national review of its service station network.
The assets, collectively estimated at over $20 million, are spread across five states and offer a mix of metropolitan and regional locations. The portfolio includes three sites each in Queensland and South Australia, four in Victoria, two in Western Australia, and one in New South Wales.
Block sizes range from 1,265 square metres in Tumbarumba, NSW, to 3,073 square metres in Gilles Plains, SA. All sites are positioned in high-visibility areas, often along main arterial roads or busy intersections, making them attractive for a variety of development uses.
The available land parcels offer flexible zoning, opening the door to a broad range of development outcomes. These include residential housing, service stations, fast food outlets, retail precincts, and mixed-use commercial projects. Their positioning in key urban and growth areas further boosts their appeal to developers, owner-occupiers, and strategic investors.
This portfolio provides rare access to tightly held land in both city and regional growth corridors, with each property well-suited to capitalise on infrastructure expansion and population growth trends. Ampol originally acquired these sites with the intention of expanding its petrol station footprint. Market sources suggest that due to strategic shifts in direction, the company has opted to release the land, mirroring a similar move in 2022 when it sold 17 vacant properties across Australia.
