Local Service Station Owner Fights New Development Threat

Steve Amos, the owner of one of the last independent service stations on the Sunshine Coast, is determined to fight against a new development that he believes could threaten his business of over 20 years.

For 23 years, Aussie World Garage has been a staple in the community, providing essential services as one of the few remaining independent stations. However, a recent development application for a new service station, along with a food and drink store and a hardware warehouse, poses a significant threat to his local customer base.

Palmview Property Pty Ltd submitted the development plans to the Sunshine Coast Council in 2022. While the council rejected the hardware warehouse proposal, they approved the service station. The new development is planned for a 1.46-hectare site at 21 Pignata Rd, Palmview.

Amos has filed an appeal with the Planning and Environment Court, arguing that the new service station would not only jeopardise his business but also violate local planning codes. “Having two service stations so close together will inevitably impact each other,” Amos stated. “As the only independent station left on the coast, we strive to offer competitive prices and unique services. Another station nearby would significantly undermine that.”

The appeal documents highlight that the rural zoning of the site already accommodates a sufficient number of service stations within a 15km radius. The proposed site is only 400 meters from Aussie World Garage, which Amos describes as a neighborhood station with a strong local following, strategically located on main thoroughfares for easy access.

Amos acknowledges the region’s growing population and the demand for new developments but emphasises the importance of preserving the character of local suburbs like Palmview and supporting local businesses. “The council faces the challenge of balancing rapid urban growth with maintaining the unique character of the Sunshine Coast,” Amos said. “While some aspects of the development have been scaled back, it’s crucial to consider the impact on local businesses.”
