A house and sheds will be demolished to make way for a new multi million dollar hotel, shopping centre and service station north of Brisbane.
Plans have been revealed for the $20 million project after a material change of use application was lodged with the Moreton Bay Regional Council this week.
The 37,490 sq m site on Old Gympie Road at Dakabin is one of the latest projects by local developers, the Comiskey Group.
The group, directed by Rob Comiskey, runs several entertainment venues around the Moreton Bay region including Sandstone Point Hotel, Eatons Hill Hotel and the new Burpengary Club and Station Village retail precinct.
Mr Comiskey acquired the property around two months ago.
“We’ve been looking at that site for about ten years,” he said.
“There’s been a bit of growth at Dakabin and with the connection over at North Lakes we thought it was a natural spot to put a hotel.
“We’re excited to announce that project, we’re keen to get on it and hopefully get an approval.”
The proposed development includes a 2000sq m licensed hotel and a shopping centre with a mix of retail and commercial tenancies, including a bottle shop.
Also included in the plans is a 200sq m service station with two drive through food outlets.
According to the planning documents, the hotel will consist of dining, bar, gaming and function facilities, with extensive outdoor spaces.
Mr Comiskey said around 100 people will be employed in the hotel alone.
“The designs have been put together over the past two months and it will be very much family-orientated,” he said.
“(It will be) a large restaurant, large dining facilities, things like internal fire pits so it’s very unique and up-market.
“Apart from the sports club over at North Lakes there’s nothing at Dakabin … there’s not much there at all for a family to go and dine.”
The development also includes two buildings along the western boundary of the site that will be used for retail purposes, including a 220sq m bottle shop.
A further 1100sq m will go towards shops and commercial tenancies with Mr Comiskey keeping tight -lipped on potential tenants on this stage.
“We’ve had a number of people approach us, I can’t really talk about who they are but it’s pretty special,” he said.
According to the planning documents, suggested uses include health care services, food and drink outlets, a gym or veterinary services.
The proposal does not include a supermarket, which is already catered for in the area with a Woolworths on the opposite side of Alma Road.
The service station will include a sales area within a 200sq m building tenancy, that incorporates a small shop and a covered fuel dispensing area consisting of 4 double sided fuel bowsers.

The proposed service station will be integrated with the two drive-through food outlets.
The proposed development will include a new left-in and left out access to Alma Road and a new left-in, left-out and right-in access to Old Gympie Road.
327 carparking spaces at the site will be included.
Mr Comiskey is hoping if all goes well construction can begin in 2023.
The proposal is impact assessable meaning the community will have a chance to have their say on the proposal.
